No Required Use & Promotional Incentives

The property promotions and financing incentives displayed on this platform are provided by the Homeseed Lending Team, Powered by Barrett Financial Group, L.L.C. (NMLS#181106). In accordance with the Real Estate Settlement Procedures Act (RESPA) ‘No Required Use’ policy, borrowers are under no obligation to use the Homeseed Lending Team to purchase any property listed on this platform. However, to qualify for the advertised promotions, financing must be secured through the Homeseed Lending Team, and offers are subject to borrower credit approval, underwriting guidelines, and other eligibility requirements.

Borrowers retain full freedom to choose their preferred lender or service provider without penalty. Opting to use another lender does not impact the ability to complete the property transaction but will disqualify the borrower from receiving promotional benefits tied to the Homeseed Lending Team. Homeseed Lending Team collaborates with real estate professionals, builders, and other industry partners to provide promotional opportunities. These partnerships are based solely on shared marketing goals, and no financial incentives or referral fees are exchanged. Borrowers retain the freedom to select any lender or service provider of their choice without penalty.

Promoting partners—such as real estate agents, builders, or sellers—do not financially contribute to this platform and do not receive compensation, financial incentives, or unearned benefits for borrower referrals. Any marketing or promotional activities provided to or by such partners are strictly for services rendered, in compliance with RESPA Section 8 requirements.

Lead Sharing & Privacy

Borrower inquiries submitted through this platform may be shared with relevant promoting partners (e.g., listing agents, builders, or buyer’s agents) to facilitate communication and provide further information, only with the borrower’s explicit consent. Borrowers may withdraw or opt out of such consent at any time by contacting us in writing or via email. Withdrawing consent does not affect a borrower’s eligibility to receive financing or use any other lender or service provider.

Rates, Terms, and Conditions

Rates, terms, and conditions for promotional offers are subject to change based on market conditions, borrower qualifications, and regulatory updates. Advertising of any loan interest rate will clearly state the Annual Percentage Rate (APR), which may differ from the nominal rate. No rate is locked until confirmed in writing and subject to the conditions and timeframes disclosed at the time of the rate lock.

All promotions comply with federal and state regulations, including the Real Estate Settlement Procedures Act (RESPA), the Truth in Lending Act (TILA), and related consumer-protection laws. Borrowers will receive complete loan disclosures (including the Loan Estimate and Closing Disclosure) during the application process, in accordance with TILA/RESPA Integrated Disclosure (TRID) requirements.
